- Your credit score is 620 or above (580+ may still qualify for FHA loans)
- You have 3 to 6 months of expenses saved beyond your down payment
- Your monthly debt-to-income ratio is under 43%
- You have been consistently employed for at least 2 years
If you are checking most of those boxes, you are likely closer than you think.

One thing I have seen firsthand in this market: waiting has a cost. In cities like Mesquite, Lancaster, and even parts of South Dallas, homes that were $250K two years ago are now pushing $300K or more.
The DFW Metroplex continues to draw employers, families, and investors from across the country — and that demand is not slowing down. Every month you wait is a month someone else is building equity on a home that could have been yours.
